Does the landlord have to agree to the surety bond?

Yes. The landlord must agree to the surety bond, as it replaces the rent deposit. The vast majority of Swiss property managers accept surety bonds from goCaution, as they are legally recognised and widely established in practice.

Should a landlord exceptionally refuse acceptance, tenants receive a full refund of the premium already paid. In this case, a brief confirmation from the landlord by email to cancellation@gocaution.ch is sufficient.

Gut zu wissen

Legally, landlords may decide on the type of security deposit. However, if they accept the surety bond solution, they may not dictate to tenants which provider to use.
