Tenant has moved out – how to submit claims

Landlords generally use the surety certificate to assert their claim. The form is completed and signed by both the tenant and the landlord. Where there are multiple tenants, the signature of one main tenant is sufficient.

Landlords who use the landlord portal can submit their claims digitally, further accelerating the process (login.gocaution.ch).

For a payment to be made, goCaution requires the following documents in addition to the signed surety certificate (or alternatively an acknowledgement of debt or court judgement):

Complete the surety certificate

Complete the surety certificate and have it signed by both the tenant and yourself.

Compile the documents

Copy of the tenancy agreement, final statement / tenant account statement, your bank details or payment slip.

Submit by email

Send everything to claims@gocaution.ch – or use the landlord portal at login.gocaution.ch.

Receive payment

Upon receipt of the complete claims dossier, goCaution guarantees payment within three to five working days.

Gut zu wissen

If the tenant refuses to sign, you must initiate legal proceedings within 12 months in accordance with Art. 257e OR (debt enforcement proceedings, tenancy tribunal, etc.).
